Also during that time, Curt will provide you with an estimated net sheet that outlines the approximate cost of selling your home at various prices… and of course, the amount you can expect to net from that sale.
With that information, Curt will consult with you to establish the ideal list price.
After you have made the decision to list your home with Curt Mikulla, the two of you will thoroughly review… then sign… all necessary paperwork. This paperwork includes the listing agreement, sellers’ disclosure statements and showing instructions for the home.
Once your home is clean, staged and clutter free… Curt will schedule photos to be taken by a professional photographer.
Stunning photos, along with a virtual tour, will create a strong desire for Buyers to see your home in person. Once the photos are ready, Curt will list your home on the Broker’s Listing Cooperative, or BLC (i.e. MLS).
At that point, everyone in Central Indiana (and elsewhere) can view it online. Shortly thereafter, Buyers will start to schedule individual showings of your home with their respective Realtors.
Curt focuses his marketing efforts online since this is where 96% of Buyers find their homes. Consequently, your property listing will be featured on all of the top real estate search engines, such as Zillow.com, Realtor.com, Trulia, YouTube and many, many more.
From the moment your home becomes Active on the BLC, your home must be clean, decluttered and ready to show at a moment’s notice. Without question, the highest quantity of showings will occur during the first 2-3 weeks of being on the market.
While some showings may be in inconvenient to you and your family, it is crucial to let all potential Buyers come through your home so that have the greatest chance of selling the home quickly.
Once we receive a contract to purchase your home, Curt will work with you to develop a strategy so that the actual terms of the purchase agreement are acceptable to you. While Curt is a fierce negotiator, his goal is to make every transaction a Win-Win proposition for all parties involved.
After all, you and the Buyers share a common goal… which is to get your home sold!
Once an agreement is reached, the Buyers will schedule their home inspection. The job of the inspector is to thoroughly examine your home, while advising the Buyers on which items should be repaired.
Based on the inspection report, the Buyers (through their agent) will submit their formal Inspection Response. That document lists all the repairs the Buyers would like you to complete prior to closing. Accordingly, this becomes the second phase of negotiations.
Curt will closely work with you to get estimates and opinions from various contractors, in order for you to provide the Buyers with an informed response.
In the final days and/or weeks of the transaction, Curt will work closely with the Buyer’s lender and the title company to ensure that everything is in order for a seamless closing.
On the day of closing, Curt will physically be with you at the title company to answer any questions or concerns you might have regarding your closing documents.
Once the documents are signed and all funds have been transferred… you have officially sold your home!
Depending upon the terms negotiated in the purchase agreement, the Buyer will more than likely take possession of your home immediately following the closing.
